Woodmoor Real Estate

In the 1950's "Woodmoor" was ranch and farm land, much of it owned by the Williams family who operated a dairy herd out of The Barn (also known as Woodmoor's Community Center), using the adjoining collection pond (now Lake Woodmoor) as water for their herd. Beginning in 1957 developer Steve Arnold began to buy parcels of the ranch with a vision of a semi-rural residential retreat for retired military families, especially those from the Air Force Academy. By 1964, the community was known as Woodmoor. The vision of Woodmoor was of large lots with no fences and the preservation, as much as possible, of the natural beauty and trees of the land. The only way to control the development of Woodmoor to accomplish this vision was to attach controlling covenants to all Woodmoor property.

In 1971 the developers formed an incorporated homeowners association (The Woodmoor Improvement Association, Inc.), deeded all common areas to the Association and recorded the Woodmoor covenants, the most important documents for Woodmoor residents. There are two sets of covenants, one for "North" Woodmoor (north of Highway 105) and one for "South" Woodmoor. Copies of these covenants are always available from the Woodmoor Improvement Association (WIA) office. The WIA Board of Directors, nine volunteer Woodmoor residents, enforces the covenants for the benefit of all Woodmoor homeowners. Rules and Regulations, in the form of "Design Standards" have been enacted by the WIA Board of Directors to interpret the covenants and to make consistent enforcement of the covenants among all Woodmoor residents. All new construction (or exterior modification of any kind) in Woodmoor must be approved by the WIA Architectural Control Committee.

Over recent years, Woodmoor has attracted not only retired military families, but also many younger families (both civilian and military) who want to raise their children away from the congestion of the suburbs and the cities. In a few short years, all lots in Woodmoor will have been built. At that time, the work of the WIA will change from mostly architectural control to covenant enforcement with regard to structures and activities in Woodmoor. As property owners, Woodmoor residents should all be aware of their responsibility to the Woodmoor community and avoid violating the covenants. Any resident finding a violation is encouraged to notify the WIA office and a contact will be made requesting that the violation be corrected

There are many opportunities for community service within Woodmoor. All Woodmoor residents are encouraged to volunteer their time and effort for the many projects in Woodmoor. These include Common Areas, Forestry, Security, Newsletter, Community Center, Architectural Control and Covenant Enforcement.
